If there’s any literacy skill you would want your English Language Arts students to master, it would probably be how to write a thesis statement . If you want to teach your students how to write powerful, eloquent, and exceptionally captivating thesis statements, then you’ll love the activities in this article.

The key to any good essay is a strong thesis statement. A strong thesis statement sets the tone and clarifies the author’s purpose : it tells you the writer’s opinion, along with the level of thought and criticism that has gone into formulating it.

A strong thesis statement also creates an alluring introduction paragraph. This makes each paper in your grading pile a lot more inviting.

How do you teach students to write a thesis statement to make their audience continue reading? This blog post explores six activities to teach how to write a thesis statement.

Activities to Teach How to Write a Thesis Statement in High School

1. Differentiate Between Strong and Weak Thesis Statements

Writing a thesis statement might be a new skill for your students. Thesis statements are often taught as a topic sentence or the “whole essay boiled down into one sentence.” This can be a challenging concept for your students to grasp.

To teach how to write a thesis statement, have a discussion about what makes a strong thesis statement. You can turn this into a collaborative lesson by brainstorming clarifying statements ; these statements dictate what a thesis is and is not.

For example: “ A proper thesis statement is written in one sentence ,” or “ a proper thesis statement is directly related to the rest of the essay .” This is a great opportunity to teach students the difference between concepts like a “topic sentence” or a “hook.”

2. Evaluate Thesis Statement Examples

Now that students have plenty of guidelines, challenge their understanding by evaluating thesis statement examples . You can use thesis statement examples from past students’ essays. You can even write your own examples based on the clarifying statements you create with your class.

If you’re open to your students receiving constructive, anonymous criticism , you can even have them write a thesis statement and evaluate each one as a class. I’ve had success with providing students with a thesis statement topic and having them write a thesis statement. Then, I prompt them to swap with their elbow partner to offer feedback.

3. Provide a Thesis Statement Template

One of the easiest ways to teach how to write a thesis statement is to offer a thesis statement template . There are a variety of thesis statement templates that students can use as a framework for their essays. I start with a basic template that involves the three parts of a thesis statement: a topic, position, and evidence . I then demonstrate to students how they can create variations of this template, depending on which order they introduce each part. You can find examples for each template in these thesis statement handouts .

You can also introduce a few sentence styles to your students. These styles scaffold eloquent thesis statements. They also offer students the space to articulate their thoughts without exceeding the one-sentence limit.

Sentence Styles for the Three Parts of a Thesis Statement

Here are a few sentence styles that incorporate the three parts of a thesis statement. Each style also includes an example written by a real student:

  • Style A : “Subject + Verb; Subject + Verb; Subject + Verb – Dependent Clause” Example: “The promotion of hygiene; the presence of medical professionals; the prevention of death – these are all reasons why supervised injection services are an important facet of public health.”
  • Style B : If (subject + verb), if (subject + verb), if (subject + verb), then (independent clause) Example: “If taxpayers do not wish to have their money allocated to cruelty, if more than 100 million animals die from animal testing a year, if alternatives to animal testing exist, then governments should ban the practice of testing on animals.”
  • Style C : Independent clause: subject + verb, subject + verb, subject + verb Example: “College education should be entirely funded by the government: student debt would be eliminated, education would not be commodified, and access to education would not be exclusive to privileged people.”

4. Daily Practice Activities to Teach How to Write a Thesis Statement

One of the most effective ways to teach how to write a thesis statement is through repeated practice. You can do this by incorporating daily bell ringers into your persuasive writing unit. To assign this activity, I provide students with three topics to choose from. I then prompt them to develop an opinion and write a thesis statement for one.

I’ll also include bell ringers that provide a thesis statement that students need to evaluate. Students really enjoy these drills! They get the opportunity to develop opinions on interesting topics, and many of them choose to explore these ideas as the subject of their final research paper.

5. Use a Self-Assessment Thesis Statement Anchor Chart

You can provide students with a thesis statement anchor chart to reference the guidelines and rules they’ve learned. A personalized anchor chart is best – like this free thesis statement bookmark – so that students can have it on hand while they are reading and writing.

You can distribute the anchor chart at the beginning of your research paper unit. Students can refer to it while evaluating thesis statement examples or completing daily practice activities. 6. Provide Engaging Thesis Statement Topics

You can collaborate with your students to generate an engaging list of good topics for thesis statements. Start by writing down every topic that your students suggest. Then, you can narrow this list down to avoid broad, far-reaching thesis statements that lead to a watered-down essay. When I make this list with my students, we end up with topics that are truly engaging for them. I also have the opportunity to clarify which topics might be a little too vague or broad for an exceptional essay.

For example, students often suggest topics like “racism” or “the problem with school.” These are learning opportunities to demonstrate to students that a great thesis statement is the essential starting point for an even greater essay.

To elaborate, a topic like racism has different implications all over the world. It is far too complex to explore in a single, 750-word essay. Instead, we work together to narrow this topic down to something like “racism in the media,” or even better, “representation in Hollywood.”

Additionally, a topic like “the problem with school” is more of a conclusion. To solve this, we work backward to identify some of the aspects of our school that make it an obstacle . This can include uniforms, early starts, or cell phone policies. This process leads students to a more concise topic, like “cell phone policies in twenty-first-century schools.”

Tips for Writing Your Thesis Statement

1. Determine what kind of paper you are writing:

  • An analytical paper breaks down an issue or an idea into its component parts, evaluates the issue or idea, and presents this breakdown and evaluation to the audience.
  • An expository (explanatory) paper explains something to the audience.
  • An argumentative paper makes a claim about a topic and justifies this claim with specific evidence. The claim could be an opinion, a policy proposal, an evaluation, a cause-and-effect statement, or an interpretation. The goal of the argumentative paper is to convince the audience that the claim is true based on the evidence provided.

If you are writing a text that does not fall under these three categories (e.g., a narrative), a thesis statement somewhere in the first paragraph could still be helpful to your reader.

2. Your thesis statement should be specific—it should cover only what you will discuss in your paper and should be supported with specific evidence.

3. The thesis statement usually appears at the end of the first paragraph of a paper.

4. Your topic may change as you write, so you may need to revise your thesis statement to reflect exactly what you have discussed in the paper.

Practical Tips on Making Your Essay Thesis Stronger

First and foremost, let’s reveal what makes a strong thesis statement.

1) Direction:

A strong thesis limits what you’ll need to describe in your essay. Informative topics are usually too broad to cover in one college paper, so you’ll need to decide on a few subtopics and limit your work to them.

So, your thesis statement should give direction to your paper and inform readers of what you’ll discuss in the body. Your essay’s every paragraph needs to explain your thesis.

A strong thesis requires proof . It’s not merely a fact but also supporting evidence that will be interesting for readers to check and motivate them to keep investigating your paper.

Sometimes it’s okay to mention supporting points in a thesis and then write 1-2 essay body paragraphs about each supporting idea. Such a structure can help keep control of your ideas while writing.

In academic writing, it’s not a deadly sin to place a thesis at the beginning of introductory paragraphs. Yet, such structure can confuse a reader and make them get lost in the main idea by the end of an intro.

That is why a good practice would be to put a thesis statement at the end of informative essay introductions . Thus, it logically leads to the paper body and makes the whole intro sound conceptual.

With that in mind, here go a few practical tips on how to write a thesis statement for an informative essay:

  • Choose a topic you know or consider interesting to learn. If a teacher doesn’t assign any particular topic for your informative essay, focus on something you are excited to learn: Personal experience or reflection will help with research and thesis statement greatly! Just make a list of topics that excite you (see our above worksheet) and focus on the one of your most interest.
  • Brainstorm. Take a sheet of paper and write down everything that comes to your mind about the chosen topic. All those generated ideas will later help you shape a thesis statement: You’ll choose 3-4 subtopics to cover in your informative essay.
  • Focus on three subtopics. It will help if they relate to a specific area of your main topic, so you could later craft a logical flow in your essay body.
  • Tailor your statement. Limit it to 1-2 sentences in length, proofread it , and be ready to tweak it if necessary: After you’ll finish the first draft of your informative essay, you may see that a thesis requires some slight changes.

Write your informative essay body first, and craft your introduction (with a thesis) afterward. Once you cover three chosen subtopics in your essay, it will be easier to combine 1-2 sentences to introduce what you want to tell in your paper to the reader.

When you set out to write an essay, there has to be some kind of point to it, right? Otherwise, your essay would just be a big jumble of word salad that makes absolutely no sense. An essay needs a central point that ties into everything else. That main point is called a thesis statement, and it’s the core of any essay or research paper.

You may hear about Master degree candidates writing a thesis, and that is an entire paper–not to be confused with the thesis statement, which is typically one sentence that contains your paper’s focus. 

Read on to learn more about thesis statements and how to write them. We’ve also included some solid examples for you to reference.

Typically the last sentence of your introductory paragraph, the thesis statement serves as the roadmap for your essay. When your reader gets to the thesis statement, they should have a clear outline of your main point, as well as the information you’ll be presenting in order to either prove or support your point. 

The thesis statement should not be confused for a topic sentence , which is the first sentence of every paragraph in your essay. If you need help writing topic sentences, numerous resources are available. Topic sentences should go along with your thesis statement, though.

Since the thesis statement is the most important sentence of your entire essay or paper, it’s imperative that you get this part right. Otherwise, your paper will not have a good flow and will seem disjointed. That’s why it’s vital not to rush through developing one. It’s a methodical process with steps that you need to follow in order to create the best thesis statement possible.

Step 1: Decide what kind of paper you’re writing

When you’re assigned an essay, there are several different types you may get. Argumentative essays are designed to get the reader to agree with you on a topic. Informative or expository essays present information to the reader. Analytical essays offer up a point and then expand on it by analyzing relevant information. Thesis statements can look and sound different based on the type of paper you’re writing. For example:

  • Argumentative: The United States needs a viable third political party to decrease bipartisanship, increase options, and help reduce corruption in government.
  • Informative: The Libertarian party has thrown off elections before by gaining enough support in states to get on the ballot and by taking away crucial votes from candidates.
  • Analytical: An analysis of past presidential elections shows that while third party votes may have been the minority, they did affect the outcome of the elections in 2020, 2016, and beyond.

Step 2: Figure out what point you want to make

Once you know what type of paper you’re writing, you then need to figure out the point you want to make with your thesis statement, and subsequently, your paper. In other words, you need to decide to answer a question about something, such as:

  • What impact did reality TV have on American society?
  • How has the musical Hamilton affected perception of American history?
  • Why do I want to major in [chosen major here]?

If you have an argumentative essay, then you will be writing about an opinion. To make it easier, you may want to choose an opinion that you feel passionate about so that you’re writing about something that interests you. For example, if you have an interest in preserving the environment, you may want to choose a topic that relates to that. 

If you’re writing your college essay and they ask why you want to attend that school, you may want to have a main point and back it up with information, something along the lines of:

“Attending Harvard University would benefit me both academically and professionally, as it would give me a strong knowledge base upon which to build my career, develop my network, and hopefully give me an advantage in my chosen field.”

Step 3: Determine what information you’ll use to back up your point

Once you have the point you want to make, you need to figure out how you plan to back it up throughout the rest of your essay. Without this information, it will be hard to either prove or argue the main point of your thesis statement. If you decide to write about the Hamilton example, you may decide to address any falsehoods that the writer put into the musical, such as:

“The musical Hamilton, while accurate in many ways, leaves out key parts of American history, presents a nationalist view of founding fathers, and downplays the racism of the times.”

Once you’ve written your initial working thesis statement, you’ll then need to get information to back that up. For example, the musical completely leaves out Benjamin Franklin, portrays the founding fathers in a nationalist way that is too complimentary, and shows Hamilton as a staunch abolitionist despite the fact that his family likely did own slaves. 

Step 4: Revise and refine your thesis statement before you start writing

Read through your thesis statement several times before you begin to compose your full essay. You need to make sure the statement is ironclad, since it is the foundation of the entire paper. Edit it or have a peer review it for you to make sure everything makes sense and that you feel like you can truly write a paper on the topic. Once you’ve done that, you can then begin writing your paper.

When writing a thesis statement, there are some common pitfalls you should avoid so that your paper can be as solid as possible. Make sure you always edit the thesis statement before you do anything else. You also want to ensure that the thesis statement is clear and concise. Don’t make your reader hunt for your point. Finally, put your thesis statement at the end of the first paragraph and have your introduction flow toward that statement. Your reader will expect to find your statement in its traditional spot.

On my way out the door, I noticed all the English teachers were busily grading essays . “Hey, Bob,” I shouted as I stumbled into his classroom, “Not done with those essays yet? I finished mine an hour ago.” “How’d you grade them so fast?” he asked. “It’s simple,” I responded, “I didn’t teach my students how to write a thesis statement, so grading their essays was easy. I just gave them all F’s. While you guys waste your time teaching valuable lessons and then having to actually grade their essays, we watch movies.” “So, none of your students know anything about writing?” “Nope.” “You’re a disgrace!” Bob shouted. He moved toward me, stapler in hand. Next thing I remember, I was surrounded by angry tax-payers. Angry tax-payer #1 shouted, “Get up you thief! Our tax dollars pay your salary and you’re supposed to teach the children of this great state how to write! I suggest you start doing your job tomorrow morning, or you’ll pay dearly!” The angry tax-payer clubbed me with a ruler and knocked me out again. When I awoke, Bob was asking me if I wanted to learn some fun ways to teach thesis statements to my students. I now share these ideas with you.

What to Do Before Writing

  • You must begin with a topic question. If your instructor has assigned an essay question to answer, this step has been done for you. If you are doing a research paper, take time to come up with a good topic question.
  • You must form an opinion and state it clearly. Do not be wishy-washy.
  • Be sure you have approached your evidence fairly, without bias.
  • Consider both sides of a controversial issue.
  • Once you’ve established the topic question, a clear position, and objectivity, you’re ready to write a thesis statement.

What Is a Thesis Statement?

Students have heard the term thesis statement hundreds of times by the time they reach high school, yet have only a vague understanding of what one is. Your first responsibility is to teach them that a thesis statement:

  • Presents your opinions or thoughts on a subject or an issue. You cannot write an essay without one.
  • Must contain a subject + an opinion.
  • Answers the topic question (the one you created or the one presented to you by the instructor).

TIP : A thesis statement should never contain the following: in my opinion, I think, I believe , etc. Tell them that the entire thesis represents what they believe. However, it may be helpful for students to begin their thesis statement rough draft with i_n my opinion, I believe, or I think_ to make sure they are expressing their thoughts or opinion on a specific subject or issue. When writing the final draft, simply eliminate those phrases.

How to Teach Students to Write A Thesis Statement

It is important to demonstrate the difference between good and bad thesis statements. These instructions will help you teach the former:

  • Good Example: Success is a result of doing the right things consistently.
  • Bad Example: In a world full of success gurus and books about success, it becomes ever so more important to delineate the one trait that ultimately determines success: doing the right things consistently.
  • Good example: The key to successful dieting is focusing on a specific goal.
  • Bad example: T_he key to successful dieting is focusing on a specific goal, which is also the key to successfully running a business and coaching a football team._
  • Good example: Lebron James’ ability to score, pass, and rebound make him the league’s most valuable player.

Write It Out

Knowing what to do and actually doing it are not the same thing. The following steps will help you and your students write clearly:

  • Write several trial statements: writing is a process - you don’t have to get it perfect on the first try. Teach your students to revise their work .
  • If you’re having trouble deciding which side to take on a controversial issue, write your thesis statement from two different points of view. Then decide which one better represents your opinion. If you still can’t decide, list facts on both sides of the issue and decide which facts make a more persuasive argument.

Evaluating the Work

You’ve spent a lot of valuable classroom time teaching thesis statements, but your lesson is not finished without teaching your students how to evaluate their writing. Instruct students to use the following questions to analyze their statement:

  • Good example: Romeo’s prior feelings for Rosaline diminish the credibility of his love for Juliet.
  • Bad example: This essay examines whether or not Romeo’s prior feelings for Rosaline diminish his love for Juliet.
  • Good example: Juliet was not the first woman to capture Romeo’s fancy; she was, however, the one who affected him the most.
  • Bad example: Romeo loved Juliet with all his heart, but he loved Rosaline too. It could be argued they were both his favorite.
  • Bad example: Immature, whiny, male-pig Romeo, a male harlot, ruined precious Juliet whom he loved no more than Rosaline.

More Teaching Ideas

The following activities will help reinforce the concept.

  • Have students create thesis statements on a slice of paper. Collect the paper and read them to the class. Have the class vote on them.
  • Do the same activity, but use individualized white boards to record judgments .
  • Read the thesis statements anonymously. The ones that do not qualify get tossed in the garbage can (visualizing what happens to writing is powerful). Give students a chance to rewrite until they get it right.
  • Write random topics on the board and have groups of students brainstorm good ones.
  • Make the thesis statements part of a writing challenge .
  • Require that students get thesis statements approved before writing an essay.

Understanding what makes a good thesis statement is one of the major keys to writing a great research paper or argumentative essay. The thesis statement is where you make a claim that will guide you through your entire paper. If you find yourself struggling to make sense of your paper or your topic, then it's likely due to a weak thesis statement.

Let's take a minute to first understand what makes a solid thesis statement, and what key components you need to write one of your own.

Perfecting Your Thesis Statement

A thesis statement always goes at the beginning of the paper. It will typically be in the first couple of paragraphs of the paper so that it can introduce the body paragraphs, which are the supporting evidence for your thesis statement.

Your thesis statement should clearly identify an argument. You need to have a statement that is not only easy to understand, but one that is debatable. What that means is that you can't just put any statement of fact and have it be your thesis. For example, everyone knows that puppies are cute . An ineffective thesis statement would be, "Puppies are adorable and everyone knows it." This isn't really something that's a debatable topic.

Something that would be more debatable would be, "A puppy's cuteness is derived from its floppy ears, small body, and playfulness." These are three things that can be debated on. Some people might think that the cutest thing about puppies is the fact that they follow you around or that they're really soft and fuzzy.

All cuteness aside, you want to make sure that your thesis statement is not only debatable, but that it also actually thoroughly answers the research question that was posed. You always want to make sure that your evidence is supporting a claim that you made (and not the other way around). This is why it's crucial to read and research about a topic first and come to a conclusion later. If you try to get your research to fit your thesis statement, then it may not work out as neatly as you think. As you learn more, you discover more (and the outcome may not be what you originally thought).

Additionally, your thesis statement shouldn't be too big or too grand. It'll be hard to cover everything in a thesis statement like, "The federal government should act now on climate change." The topic is just too large to actually say something new and meaningful. Instead, a more effective thesis statement might be, "Local governments can combat climate change by providing citizens with larger recycling bins and offering local classes about composting and conservation." This is easier to work with because it's a smaller idea, but you can also discuss the overall topic that you might be interested in, which is climate change.

These are merely examples to show you what a thesis statement might look like and how you can implement your own ideas into one that you think of independently.   • Public Libraries Libraries are essential resources for communities and should be funded more heavily by local municipalities.
  • Cyber Bullying With more and more teens using smartphones and social media, cyber bullying is on the rise. Cyber bullying puts a lot of stress on many teens, and can cause depression, anxiety, and even suicidal thoughts. Parents should limit the usage of smart phones, monitor their children's online activity, and report any cyber bullying to school officials in order to combat this problem.
  • Medical Marijuana for Veterans Studies have shown that the use of medicinal marijuana has been helpful to veterans who suffer from Post-Traumatic Stress Disorder (PTSD). Medicinal marijuana prescriptions should be legal in all states and provided to these veterans. Additional medical or therapy services should also be researched and implemented in order to help them re-integrate back into civilian life.
  • Work-Life Balance Corporations should provide more work from home opportunities and six-hour workdays so that office workers have a better work-life balance and are more likely to be productive when they are in the office.
  • Teaching Youths about Consensual Sex Although sex education that includes a discussion of consensual sex would likely lead to less sexual assault, parents need to teach their children the meaning of consent from a young age with age appropriate lessons.
  • Whether or Not to Attend University A degree from a university provides invaluable lessons on life and a future career, but not every high school student should be encouraged to attend a university directly after graduation. Some students may benefit from a trade school or a "gap year" where they can think more intensely about what it is they want to do for a career and how they can accomplish this.
  • Studying Abroad Studying abroad is one of the most culturally valuable experiences you can have in college. It is the only way to get completely immersed in another language and learn how other cultures and countries are different from your own.
  • Women's Body Image Magazines have done a lot in the last five years to include a more diverse group of models, but there is still a long way to go to promote a healthy woman's body image collectively as a culture.
  • Cigarette Tax Heavily taxing and increasing the price of cigarettes is essentially a tax on the poorest Americans, and it doesn't deter them from purchasing. Instead, the state and federal governments should target those economically disenfranchised with early education about the dangers of smoking.
  • Veganism A vegan diet, while a healthy and ethical way to consume food, indicates a position of privilege. It also limits you to other cultural food experiences if you travel around the world.
  • University Athletes Should be Compensated University athletes should be compensated for their service to the university, as it is difficult for these students to procure and hold a job with busy academic and athletic schedules. Many student athletes on scholarship also come from low-income neighborhoods and it is a struggle to make ends meet when they are participating in athletics.
  • Women in the Workforce Sheryl Sandberg makes a lot of interesting points in her best-selling book, Lean In , but she only addressed the very privileged working woman and failed to speak to those in lower-skilled, lower-wage jobs.
  • Assisted Suicide Assisted suicide should be legal and doctors should have the ability to make sure their patients have the end-of-life care that they want to receive.
  • Celebrity and Political Activism Although Taylor Swift's lyrics are indicative of a feminist perspective, she should be more politically active and vocal to use her position of power for the betterment of society.
  • The Civil War The insistence from many Southerners that the South seceded from the Union for states' rights versus the fact that they seceded for the purposes of continuing slavery is a harmful myth that still affects race relations today.
  • Blue Collar Workers Coal miners and other blue-collar workers whose jobs are slowly disappearing from the workforce should be re-trained in jobs in the technology sector or in renewable energy. A program to re-train these workers would not only improve local economies where jobs have been displaced, but would also lead to lower unemployment nationally.
  • Diversity in the Workforce Having a diverse group of people in an office setting leads to richer ideas, more cooperation, and more empathy between people with different skin colors or backgrounds.
  • Re-Imagining the Nuclear Family The nuclear family was traditionally defined as one mother, one father, and 2.5 children. This outdated depiction of family life doesn't quite fit with modern society. The definition of normal family life shouldn't be limited to two-parent households.
  • Digital Literacy Skills With more information readily available than ever before, it's crucial that students are prepared to examine the material they're reading and determine whether or not it's a good source or if it has misleading information. Teaching students digital literacy and helping them to understand the difference between opinion or propaganda from legitimate, real information is integral.
  • Beauty Pageants Beauty pageants are presented with the angle that they empower women. However, putting women in a swimsuit on a stage while simultaneously judging them on how well they answer an impossible question in a short period of time is cruel and purely for the amusement of men. Therefore, we should stop televising beauty pageants.
  • Supporting More Women to Run for a Political Position In order to get more women into political positions, more women must run for office. There must be a grassroots effort to educate women on how to run for office, who among them should run, and support for a future candidate for getting started on a political career.

The purpose of this paper is to increase awareness of the value that can be derived from embracing customer service and ensuring tenant satisfaction.

Design/methodology/approach

This literature review synthesizes the results of research conducted around the world to examine the value proposition of customer-focused property management. The literature was identified through a search of academic journal articles and industry publications, together with the authors' experience of working with industry practitioners. Drawing on these sources, the authors identify five emerging trends that are likely to make customer service an even more critical part of property managers' jobs and propose best practices to help property managers actualize the benefits.

Three themes emerge from the literature. First, property managers can add significant value to real estate portfolios by delivering high-quality customer service to tenants. Second, emerging trends in the real estate industry are creating new opportunities for property managers to participate in the value creation process. Third, there are a number of steps property managers can take to leverage customer service to benefit the real estate investors they represent.

Practical implications

Real estate investors, and the property managers working on their behalf, can realize the advantages of customer-focused property management by adopting a series of straightforward best practices, which are discussed in the paper.

Social implications

The trends identified and practical steps proposed are likely to be all the more relevant in the aftermath of the Covid-19 pandemic.

Originality/value

This research should increase awareness of customer-focused property management and the mechanisms through which it can affect real estate returns. The ten best practices proposed should help property managers deliver effective service to tenants and achieve the associated financial benefits for investors.

Property Management Case Study

Many real estate investors typically start out managing their own investment properties to “save” money.  This was the case with our Philadelphia investors who came to Bay Property Management Group Philadelphia with both management and tenant challenges. This is a Property Management Case Study to help show how in an effort to save money by managing his rental himself; he actually cost himself thousands of dollars and a ton of headaches over a very short period of time.

When Bay Property Management Group (BMG), a Philadelphia property management company , was initially contacted to review the challenges with this rental property it was clear what needed improvement.  From the revenue side of things, the property was renting 5-10% below fair market rents for the Fairmont area of Philadelphia near the Art Museum.  The owner seemed to be doing an unusual amount of repairs and upgrades for a property renting in this area for $1595 per month.

From a legal perspective, the owner’s documents and due diligence had some serious flaws, specifically some language in the lease that would not allow the landlord to charge a tenant for any damages done to the property.  And, potentially even more serious was the fact that the landlord had placed the tenant in the property without a valid certificate of rental suitability, and in Philadelphia, a landlord can not begin the eviction process without a tenant signed certificate of rental suitability in hand.

So, just after a short conversation and review of all the documents, there were some significant steps to be taken to fix the problems.

The tenants had already started to push the landlord around a bit with frivolous cosmetic repair requests and a few marginally malicious requests where they had complained about a door not shutting correctly where then a few days later the door was completely broken off the hinges.  The landlord correctly interpreted this as an underhanded (and potentially illegal) way for the tenants to show him they were unhappy with how quickly he had fixed their previous repair requests. So after a few months of similar issues where the landlord had complied with all legally pertinent requests, things were beginning to get out of control.  We see this too often with tenants. Once they feel like they can take advantage of a landlord, they keep pushing and pushing. In this situation, they eventually pushed as hard as to quit paying their rent altogether. Thankfully the owner contacted Bay Property Management to help him come up with a solution to this rapidly escalating problem.

BMG stepped in and immediately took the steps necessary to start the tenant eviction process .  The tenant, having probably been through this process before, started to pay rent slowly but was chronically late or behind the full amount that was due.  After consulting with the owner, Bay Property Management moved forward with filing a judgment to compel them to pay the entire judgment or move out. The tenant, having figured out that they were now dealing with a professional company that was now going to hold them responsible, quickly moved out and BMG was able to clean up the property and find great new qualified tenants at an 8% higher rent rate than the previous rent the owner was getting. This is why screening potential tenants is so critically important. Putting the wrong tenants in the property can cost you months of rent and significant damage to the property. Bay Property Management Group guarantees tenants for 6 months.

In this situation, the landlord got started in the right direction.  He bought a nice property in a good part of town. He worked hard at trying to make his tenants happy.  However, when the tenants decide to try and manipulate that kindness for their own financial benefit, it can become a serious headache for any landlord.  One of the many advantages of a professional Philadelphia property management group like Bay Property  Management is that they can operate as the unbiased actor in this puzzle.  They bring the legal experience, previous tenant relationship experience, and overall best practices to the table that can save landlords thousands of dollars and miles of paperwork.

Saving Money With A Property Management Company

Conservatively, looking back it is clear that our Case Study Landlord saved at least $2000-3000 in both unnecessary repairs and damages to his investment property and potential ongoing legal fees to evict the tenants.  Couple that with at least an extra $1500/year in lost income it is easy to see why handing the property over to a property management company would have been the smart choice. The reason companies like Bay Property Management Group are able to get slightly higher rents than your average landlord is due to advanced technology and marketing strategies that your everyday homeowner does not have access to.

When you look at the costs of having a professional property management group help manage your properties for you, it always makes sense to look at the hard costs in dollars it takes to bring in a professional.  However, when something goes sideways (and it almost always does at some point) with a tenant, a neighbor, or even with the property itself, we feel that more often than not you will be far better off with a property manager working for you along the way.  We are sure this landlord felt so after his tenant adventures.

[CASE STUDY] Real Estate Lessons in Property Management Responsibilities

If you read my recent blog on how to get rich in real estate with infinite returns , then you may be feeling especially motivated to begin your foray into investing. And that thrills me. Before you do so, I’d like to share a story with you — a lesson I learned the hard way — that could help you get out of a jam someday.

You see, one of the hallmarks of a seasoned real estate investor is being able to bounce back from a bump in the road. Not every investment deal is going to go as planned, no matter how much research you did prior to signing on the dotted line. And this holds especially true for managing properties — such as rental houses or apartment buildings. In order to succeed in investing, you must have the ability to problem solve an issue that’s costing you money, and turn a liability into a nicely performing asset.

Real estate case study: Property management in Phoenix

In 1995, I purchased an 18-unit apartment building in the heart of Scottsdale, Arizona, and hired on-site staff to oversee the operations. Things ran swimmingly for many years, and the cash flow was top-notch, so eventually I began to divert my attention elsewhere. I assumed I could take my eye off the ball and the property could pretty much run itself. The property manager was the same woman who had managed the property from the beginning. “What could go wrong?” I asked myself.

To stay in touch with the operation of this apartment building, I asked Teresa, a woman who worked with us, to be my liaison between the on-site manager, the maintenance man, our bookkeeper and me. She had never managed a property, so what happened next had nothing to do with her capabilities or intellect. I was the stupid one.

Do you know when you feel something is out of whack, but you can’t put your finger on it? Your gut is telling you one thing, but you have no proof to back up your feeling. Well, every month, I reviewed the profit-and-loss and cash-flow statements on this property. At some point, I noticed an unusual increase in repair expenses. The explanation I received was that most of the units needed quite a bit of updating and the manager and maintenance man were doing that one unit at a time.

What was driving me crazy was that our cash flow on this property went from a nice healthy return to a negative number that we had to feed every month. This broke my number-one rule of property investing — and I couldn’t live with that!

Real estate lesson: Analyze the numbers

Finally, after many frustrating months, I asked Ken — our investment partner and owner of a very large and successful property management company — for his help. This property, with only 18 units, was too small for this company to handle, but as a favor he jumped in to help.

After analyzing the numbers, here are the four things they found:

Revenue: Economic losses were 36%, most of which related to vacancy rate with the remainder tied to rent discounts off each month’s rent. The occupancy rate was 67%, so six of the 18 units were vacant.

Operating expenses: Payroll, utilities, and maintenance expenses were eating all the profits — we calculated that the property would have to be at 150% occupancy just to break even. You may ask yourself, “Is this even possible?” Well, no — not unless you can build another nine occupied units!

Capital improvement expenses: Buried deep in the general ledger, we discovered high levels of replacement expenses related to carpentry, flooring and appliances.

Rent study: When comparing rents within a two-mile radius, we found that occupancy in the area was well above 90% (compared to our 67%).

Real estate lesson: Visit the site

Once we’d completed this forensic financial analysis and market data, we set off to visit the site. If you’ve been following my recent blogs, you’ll know that being able to visit your investment properties is one of the five reasons to stay close to home in real estate investing .

We discovered that four of the six vacant units were entirely uninhabitable — due to equipment storage and long-term maintenance issues. The other two units were in the process of being renovated with wood flooring, new cabinets, granite countertops and new appliances — at the cost of a whopping $7,000 per unit!

Our inspection continued based on our next priority: operating expenses. We wanted to find out why payroll was way out of proportion for a property of this size.

Apparently, the on-site manager, who has been with us since we first owned the property, was getting older and she did not feel up to handling all of the everyday tasks that went along with managing the 18 units. She had turned most of the duties over to a new maintenance man — her son, Pete. Her son had been unemployed up to that point.

Pete, it turns out, was overcharging us for just about every job he did. But that wasn’t even the biggest expense. When a tenant moved out, Pete would not look for a new tenant. Instead, he would just use the empty unit as a storage unit.

What was he storing, you ask? Dishwashers, microwave ovens, handyman tools, and carpeting that he was charging to us to update the apartments. But he wasn’t renovating the units with these items. No, he was buying them for himself, either to use in his own house or to sell for cash. No wonder there was no cash flow.

That is the cost of bad property management. I took my attention off managing the property, and it didn’t take long for the income to go down, expenses to go up, and the cash flow to disappear.

Real estate lesson: Turning problems into profits

Needless to say, we stepped in to take over management of the asset. We brought in new staff to get all the vacant units ready for rent, choosing to embrace the “vintage” feel of living in a historic district and forgo more renovation expenses. Once the units were leased, we began charging for ancillary services (like pet rent fees, utility billing and application fees) to gain additional revenue streams. Combined with the expense savings, the overall cash flow increased 350 percent. Problem solved, and then some. What a relief! We continue to manage this asset today.

Providing Property Management Services to a US Based Property Dealer, Effectively Managing their 110 Properties on a Monthly Basis

Our client is a successful, well-respected US based property dealer with over 110 properties in New York. He first outsourced property management services to Flatworld Solutions in 2004, when his company was just a fledgling startup. Over the course of the past 19 years, our exceptional property management services team has enabled the client to grow his business to greater heights.

The Requirement

The client was faced with a requirement for knowledgeable and dependable property management service provider who could not only reduce the stress of managing countless properties effectively, but do so in a cost-effective and timely fashion with at least 98% SLA.

The Challenges

After careful deliberation, the client approached Flatworld Solutions with his requirement. Upon undertaking the project for the first time we faced quite a few challenges, including the following -

  • The client wanted an efficient mediator between the supervisor and tenants of individual properties regarding property upkeep, maintenance etc.
  • The client also had urgent an requirement for a call center team to handle tenant calls
  • There was a need to hire an additional team which can effectively communicate with the maintenance staff such as electricians, plumbers etc., to redress customer complaints
  • Express requirement for a team who could work 24/6
  • Liaise with multiple vendors to find the right person for the right job
  • Expertly manage employee payroll

The Solution

Our approach to meeting all client's requirements successfully, as well as ensuring efficient and well maintained premises for the tenants in his properties, included the following steps -

  • We dedicated a team of call center professionals for handling maintenance call requests from tenants on a daily basis
  • Even though our property management team was used to working 7 am to 7 pm (Monday to Friday), we were able to hire extra resources so as to meet the client's requirement for 24/6 service
  • A project manager was appointed in order to liaise with the client's supervisor and keep him fully informed about the property upkeep, maintenance, etc.

Blue Frog Property Management Case Studies

Single family # 1.

Owners switched to Blue Frog Property Management from a different property management company. When we came in the current tenants were past due in rent and not taking care of the property appropriately. We exited the current tenants and worked with owners to quickly get the property rent ready. We were able to quickly get several qualified showings through our advertising networks and got several qualified leads immediately. We were able to rent this unit within 4 days of it being rent ready. Not only did we rent this unit very quickly but we increased the monthly rent by $145 a month over what the previous property manager was getting. The new tenants have paid their rent on time every month since occupying the property.

Single Family # 2

Owners brought Blue Frog on to manage their single family rental when they were moving cross country for a new job. At the time the owners brought us on they communicated a rent range for their property that they were hoping to get. Blue Frog was able to rent their property for 8% more than the top end of the range that the owners asked for. In addition we had qualified renters moving in the day after the owners moved out. The first tenants stayed for almost two years and when they moved out we again had qualified tenants moving in right after they moved out.

When we took over this duplex there were already tenants that were multiple months past due on their rent. We were able to get the tenants caught up on rent but then had to evict one of the tenants when they started to fall behind again. While we were evicting one tenant the other tenant moved out at the end of their lease leaving the property at risk of being empty. We were able to rent both units in an average of 10 vacant days on market. We were also able to raise the rent over what the owner had been getting previously and the tenants that we placed have been perfect tenants to date.

When we took over this duplex one tenant had to be exited from the property for non-payment of utility bills and another was moving out because their lease was up. We were able to fill both units in an average of 17 days on market and increased the monthly rent collected by 15%. Since placed the tenants have been great.

Apartment #1

When Blue Frog took over this apartment building it had a rapidly increasing vacancy rate, deferred maintenance, a major late payment problem, and several less than desirable tenants occupying units. We immediately kicked off our marketing programs and reduced vacancies by over 60% while evicting several problem tenants. We also raised rents on the units that we rented on average 13%. Blue Frog also implemented a maintenance plan to ensure the property was well taken care of and had the appropriate curb appeal to continue attracting quality tenants.

When we started managing this apartment it had a 17% vacancy rate and a severely past due tenant that was not honoring their payment obligations. We exited the problem tenant and quickly re-rented all vacant units. Asset Repositioning Case Studies:

Case study 1: multi-family town home property of 100 units.

Problem : At management assumption

Orion Property Group assumed management and converted one of the garages of a town home unit to an office. A full time manager and maintenance technician was hired for the site and opened the office 6 days per week. During the first four months of management, Orion established strict rent payment policies, started eviction proceedings and reduced delinquency 74% during the period. All vacant units were walked and a cost spreadsheet created for ownership. A market survey was completed of competing properties and a ninety day marketing plan implemented which lead to increased rental traffic and leases. By having management on site, frequent property inspections were completed and the overall curb appeal and rentability of the property was improved. The property manager enforced all rules and regulations and all new renters were screened for credit worthiness and criminal background improving the quality of renters. Daily access to the property manager greatly improved communications for all renters leading to increased renewal percentages and resident referrals.

Case Study 2: Multi-family property of 352 units in suburban location

  • Property Occupancy at 73% with 28 down units
  • Severe customer service and image problems
  • Low renewal percentages in the 40% range
  • On-site management and maintenance staffing was poor
  • Rental revenue and NOI were low creating cash flow issues for ownership

Orion Property Group assumed management and re-staffed the entire management and maintenance departments and established customer centric management policies. Orion Property Group employees gave excellent management and maintenance service to the property residents, enabling lease renewal percentages to increase from an average of 43% during the previous six months to 77%, 82% and 75% of expiring leases being renewed in February to April. As each lease renewal saved an average of $2500 in turn and vacancy costs, the improvement in renewal percentages from the previous levels saved the property $17,500 per month in operating costs. In addition, 12 of the 28 down units were brought into service without the use of outside vendors and the maintenance team completed many projects such as fence and deck repair, asphalt patching and retiling and resurfacing the main pool to save funds. Orion personnel implemented consistent collection policies and during the winter months, rental collections increased from $206,066 in December to $240,173, an increase of 16.6% in three months without significant occupancy increases. A spring marketing campaign was developed and implemented which contained themed marketing, goals for leasing, renewals and goals for the maintenance department to provide product ready for rental. During the 60 day period, the Orion property staff leased and approved 42 leases and exceeded the goals of the campaign. The 42 units rented in the 60 day period represent an increase of $36,205 in rental collections monthly and the property hitting +90% leased for the first time in over 3 years. During the first nine months of management, Orion Property Group successfully stabilized the property and increased occupancy from 73% to 90% dramatically increasing collected revenue.

  • Marketing campaign produced 42 rented units in a 60 day period.

Case Study 3: Multi-family property of 77 units in suburban location

  • Property Occupancy at 77%
  • Rental rates below average for the area
  • Customer service and image problems with office only open half days
  • No advertising or business to business marketing being completed.

Orion Property Group assumed management and hired a new property manager and trained the maintenance department. At assumption, no internet advertising was being done with only one small print ad in a rental magazine. Orion trained the staff in our customer centric management policies, created a new marketing strategy, opened the office six days per week and advertised on Craig’s list four times per day at no cost. Also during this time, the entire rental and concession structure of the property was reviewed and Orion developed and implemented a 90 day marketing plan with detailed goals for leasing, renewals, concessions, market ready product and resident functions in the office/clubhouse. Within six months, vacancy was reduced from $11,458 per month in June to $0 in December with the property 100% occupied. Also during the lease up, rental rates were analyzed and determined to be too low for the property and area. Orion raised rental rates on one bedroom units from $630 to $679 and on two bedroom units from $730 to $789 at the beginning of the lease up. Once 95% occupancy was realized, rental rates were again raised on one bedroom units to $719 and on two bedroom units to $829. Total monthly rental collections have increased from $42,238 to $54,283, an increase of 28.5% in an eight month period. At 95% occupancy, a water and sewer bill back system was introduced with 90% of the water and sewer costs billed back to the residents. This will result in savings of $16,894 per year to the owner in water expenses once the system is fully implemented. The increased net operating income from the water bill back savings of $16,894 per year will increase the value for the property $211,175 on an 8% cap rate. The property continues to be 100% occupied with all notices pre-leased.

  • Rental rates increased $89 on one bedroom and $99 on a two bedroom or 14% at assumption after market was analyzed.

Case Study 4: Multi-family property of 208 units in suburban college location

  • 58% of all existing leases expiring within 90 days
  • Classes starting at the University in 90 days which will end leasing season
  • Property Manager began her duties only 10 days before assumption
  • 52 units needing turned and re-occupied in a 30 day period to make goal occupancy

Orion Property Group assumed management and the new property manager had only been at her position for ten days. The property was located in a university town and it was imperative the marketing, leasing and renewal structure of the property be brought up to speed quickly as the school year started in 90 days, effectively ending the leasing season. Orion implemented the 90 day plan and re-focused the entire staff on customer service and improved leasing and renewal strategies. The office hours were changed and the office began opening seven days per week. Leasing and renewal goals were implemented so the entire staff could benefit from increased commissions as goal levels where attained. At the end of September, the goals of the 90 day marketing plan were achieved. The property staff had made ready and re-rented 52 units with 22 units turned within six days after move out, allowing all new residents to move into the property in time for the start of school. End of the month delinquency was reduced from $3,890 at the end of June to $97 at the end of September. Property occupancy increased to 94.7% occupied and 96% leased at the end of September. Gross possible rent revenue at the property increased $19,727 per month or $236,724 per year from the levels in June. Using a cap rate of 7.5%, the value of the property was increased $3,156,320 during the initial 90 day period of management by Orion Property Group. The property continues to be highly occupied with stable staffing.

Helping this Virginia real estate investor toturn a run-down foreclosed property aroundand expand his real estate portfolio.

This investor is based in Virginia and found us online in 2010. He had recently purchased an old and badly rundown foreclosure in South Florida and needed help renovating the property, placing tenants, and managing it. He was also an active real estate investor and wanted to continue growing his real estate investments.

Wecompletely renovated the foreclosed property. We installed a new roof, new windows, wiring and appliances, cleaned up the yard, as well as painted the home. Once the house was in good condition, we placed quality tenants in the rental property.

After placing tenants in the foreclosed property, we helped him purchase and complete minor renovations on two other newer properties. One of these properties was a foreclosed townhome and the other was a single-family home.

The client needed a mobile app that could be used as a platform for property owners to manage their various properties including buildings and flats for the purpose of renting them out. It will perform as a landlord app or a Property Management app that could be used for rental activities. The best rental property app was needed that could be easily used by people who may not be tech-savvy.

All standard features that would enable a property owner to carry out top-notch rental property management or real estate property management were required such as rent collection, property listing, accepting cash, online rental payments, rental property listing search, as well as home property management. Both Android and iOS versions were needed.

It needed to be an all-purpose real estate property management app that would enable property owners and real estate companies to manage all their rental activities through a single dashboard. In fact, it should act like a complete rental property management portal with every possible function that a property owner or a real estate company may need to not just rental properties, but also manage expenses, maintenance fee, rental status, and rent tracking.

  • Easy registration and user management including tenants, landlords, and property managers.
  • Multi-platform support – Android & iOS as well as a web panel.
  • Login options including OTP and social media usernames.

How we took up the challenge

Being a technology company with massive experience developing world-class apps for international as well as regional clients, we had the needed expertise and the technological know-how to build a real estate management mobile app of such a scale. Before actually getting down to building the mobile app we spent an ample amount of time with the client understanding the finer details of the user requirements and the objectives of the client. 1. Finding Keywords

When it comes to keyword research for property management companies, most people think of buyer intent keywords.

Realty Management Associates is located in Boise, Idaho.

Naturally, they wanted to appear in Google for buyer intent keywords like:

  • “Boise Property Management”
  • “Boise Property Management Company”

Here’s the problem.

Every other company out there is doing the exact same thing.

Since every company is targeting these buyer intent keywords, it makes them much more competitive and difficult to rank.

What most people don’t realize is that there are also a ton of secondary keywords that can be used to funnel your target audience to your website.

There is a distinct set of stages that occur when a property owner is making a decision on which property management company to hire.

We refer to this as the AID model.

AIDA Model

Consumers move through each of these stages during the buying process for property management services.

So, it’s important Realty Management Associates is present during each stage of the buying process.

In order to do this, they needed content for each stage of the AIDA model. Our keyword research was focused on finding what topics potential clients are searching for online BEFORE they decide to hire a property management company.

Through in-depth keyword research and our knowledge of the property management industry, we found topics we could create for each stage of the buyer funnel.

To better explain, here’s an example of content we created for each stage.

a. Awareness:

The purpose of this type of content is to create awareness about Realty Management Associate’s service.

At this point of the funnel, we’re trying to capture people who aren’t aware of Realty Management Associates.

The best way to do this is by educating their target audience. The goal is to create content geared towards problems landlords are facing.

To capture people at this stage of the buyer journey, we decided to write an article educating landlords in Boise about “How to Screen Tenants For Their Rental Property”.

The goal of this article is to be the solution for landlords in Boise who are unsure of how to effectively screen tenants for their rental property.

Awareness Keywords for Real Estate Investors

While this type of article will have a low conversion rate (in terms of bringing on new clients immediately), it does help increase brand awareness and helps educate local landlords.

Over time, this will increase the amount of trust landlords have in Realty Management Associates.

When they do decide to reach out to a property management company, they’ll already know, like, and trust Realty Management Associates because they’ve received advice from them previously on the web.  

b.  Interest:

At this stage of the buyer cycle, consumers already have an interest in property management services but they haven’t quite decided on whether or not they want to hire a company.

To reach people at this stage of the buyer journey, we decided to create content educating people on the benefits of hiring a property management company.

The goal of this type of content is to help the buyer realize why hiring a property management company would be beneficial.

Once they read the article, they’ll understand all the benefits of hiring Realty Management Associates to take care of their rental property.

Interest Keywords for Real Estate Investors

This type of content helps push the consumer into the Decision stage of the buying cycle.

c. Decision:

This is the stage that has the highest conversion rate.

People in this stage of the buyer funnel are ready to make a decision on which property management company they want to hire.

This is where people are searching for buyer intent keywords like “Boise Property Management Companies.”

These consumers are ready to hire a company, they’re just trying to decide on which company to hire.

Buyer Keywords for Real Estate Investors

In order to rank for these buyer intent keywords, we set out to optimize their website using the tactics discussed later in this post.

2. On-Site Optimization

When it comes to property management SEO , on-site optimization is extremely important.

Without proper on-site optimization, your website doesn’t stand a chance of ranking high in the search engine results.

Essentially, you want your website to clearly communicate to search engines what it’s about.

The clearer it is, the better chance you have of the search engines showing your website high up in search engine results.

Realty Management Associates already had a website, so we just needed to fix the on-site optimization issues.

We focused our efforts on a few important areas:

a. Page Titles

We set up their page titles as follows:

Primary Keyword – Secondary Keywords – Brand

For example:

Boise Property Management – Rental Company in Idaho – RMA Inc.

b. Map Embed

It’s very important to associate your website with a verified Google My Business listing. The best way to do this is by using a map embed on your landing page. In this case, we were targeting their homepage for buyer intent keywords, so we embedded a map of their GMB listing on their homepage.

There are 3 important sections when it comes to on-site optimization:

  • URL Structure

You want to use synonyms of your primary keywords in your H1 tag.

We set up their H1 tag as follows:

They’re also extremely important for getting people to actually call your business once they find you.

Luckily, Realty Management Associates already had a good amount of reviews (40+) before we began working with them.

e. Authority Links

We like to add links from their website to their online properties. This helps Google understand the association between their website, GMB listing, and social media properties.

We added a link to their:

  • Google Maps Listing

f. High-Quality Content

One of the factors in Google’s algorithm has to do with content freshness.

They favor sites and pages that are frequently adding new and informative content.

This entices search engines to crawl your website more often.

We added 500+ words to every page we were targeting to rank on their website.

We also performed an audit to determine pages that were considered low-quality from Google’s viewpoint and revamped those pages to include more informative content.

3. Implement Schema Markup

Schema markup (also referred to as Structured Data) is code that goes on the back end of your website to help Google better understand and present the content on your website.

In Google’s Introduction to Structured Data they state:

Google uses structured data that it finds on the web to understand the content of the page, as well as to gather information about the web and the world in general.

Essentially, Schema tells the search engines what type of information is on that particular page.

In this case, we use Schema Markup to tell search engines that Realty Management Associates is a local property management company.

a. Generate the Schema Markup

To implement schema markup we first generated the code using JSON-LD.

If you aren’t comfortable writing code, don’t worry. You can use this tool to generate the schema markup.

b. Implement the code using Google Tag Manager

We use Google Tag Manager to insert the code on to the back end of their website.

If you aren’t comfortable doing this, feel free to contact us to have this done on your site.

To do this:

1.Create a new tag in Google Tag Manager

2. Selected ‘Custom HTML’ as your tag type.

3. Paste the code from the schema markup tool.

4. Under the ‘Triggering’ section choose the page where you would like the schema markup to be implemented.

4. Google My Business Optimization

Your Google My Business (GMB)  listing is absolutely crucial.

This tells Google that you are a local business.

Without a Google My Business listing your website has no chance of ever showing up in the Map Pack rankings.

Step 1: Get Verified

Login to your business Google account and head over to https://business.google.com

Step 2: Fill Out Information In Detail

A citation is a listing of the business name, address and phone number (NAP) on another website online. These are typically found in online directories, like Yelp.

Citations are crucial for local SEO.

Google compares the information on your Google My Business listing and your website with the information on hundreds of online directories.

If you want to rank locally, you need congruent NAP information across all directories.

If the NAP on these directories is consistent with the NAP on your Google My Business profile and your website, it helps prove that you’re a credible business.

If there are inconsistencies in your citations it will hurt your search engine rankings.

We have a 3 step process to get our client’s citation information in order:

1) Find existing citations

The first step to making sure your NAP is consistent is finding everywhere online where your business is mentioned.

If you’ve ever changed business locations, changed telephone numbers, or your company name you NEED to conduct an extensive audit.

We have a process in place that allows our team to find all the important directories where Realty Management Associates was listed.

2) Fix existing citations

Once we performed the audit, the next step is correcting inconsistencies.

We manually reach out to the directories where there is an inconsistency and arrange for it to be corrected.

3) Create new citations

Not only do we need to correct existing citations, we also want to look for new opportunities.

Certain online directories can be a valuable source of lead generation.

Once we find new opportunities, we manually create a profile on each of them.

One of the best ways to establish local relevancy is by getting mentioned on other local business websites.

A lot of local businesses want content for their website.

Content helps them increase their online presence, which in time can lead to bringing in new clients.

We saw an opportunity to establish an exchange of value by reaching out to other local businesses in Boise and offering to write a great article for their site.

  • Find local businesses who currently have an active blog on their website.
  • Contact each company and offer them a high-quality piece of content
  • Co-ordinate the topic of the article with the marketing representative
  • Write the article and send it to the business with a link to Realty Management Associates included in the content.

The Execution

We built a list of hundreds of companies located in Boise.

We then reached out to each company via email pitching them a unique article for their website.

This is a manual process, but it’s necessary if you want to build quality links to a local website.

This process is a numbers game.

You need to find a LOT of websites to get results. We reached out to 278 companies and roughly 20 agreed to our offer.

We proceeded to write the content for each of these websites.
